How business survives mobilization
Mobilization came as a surprise to many people and companies. The Ministry of Defense promised not to call on IT specialists and financiers, defense workers have reservations, but other businesses were on the verge of survival.

“Another black swan has arrived, similar to February 24, 2022,” Alexander Dubovenko, founder of the Good Wood company building private country houses, describes the business situation. And CORE.XP analysts did not wait for the end of the month and summed up the results of the quarter for the office market ahead of schedule.
Some customers have postponed the decision to start building houses, some customers have decided to suspend ongoing construction, Dubovenko explains. “I planned the construction of a house, but now I decided to postpone it – all of a sudden I will fall under mobilization. Or maybe I’ll decide to spend the money outside of Russia,” explains one of these refuseniks, a 35-year-old Muscovite who owns a plot in the Moscow region.
Compared to February, the situation is better because the ruble has not fallen, Dubovenko believes. That time there were two weeks of complete shock, during which the company did not conclude a single contract, but there were dozens of terminations and suspensions of existing contracts. Now such cases are still rare, he continues. “But there are actually no new contracts, one contract signed for the whole last week will not keep the company afloat,” the manager of the low-rise frame house construction company fears.
“Deals on the purchase of real estate since September 21 have been made by inertia,” a realtor from the Moscow region believes. She is waiting for a “release” to the market of apartments with discounts from those who hastily left Russia, fearing mobilization. There are already examples, but so far they are isolated. “Announcements “I will sell in connection with the move” appeared again. But there are few buyers with money. Rather, most of those who have money and a desire to buy something here froze in anticipation, although now almost all sellers almost immediately give a 15% discount from the quoted price, and during negotiations they manage to drop even 25-30%. Further in the week – solid “we decided to wait,” says the realtor.
« The office market is in a coma again , companies are postponing already agreed deals. So far, few people understand what will happen to his business, how many employees will be mobilized, and so on, ”says a commercial real estate broker. This is especially unpleasant, the market has just begun to recover from the winter collapse, the manager of another such company laments. According to CORE.XP, 4.5 times more offices were put into operation in the third quarter than in the first half of the year (170,000 sq. m) and already half of the total volume of the new supply in 2022 found users: many were interested in the premises, including those vacated by departing foreign companies. “And since the beginning of the mobilization, customers have been in a stupor, so for now we are not undertaking to predict what will happen next,” admits a VPost interlocutor in a brokerage company.

The heads of private security companies are also in a stupor, VPost found out, interviewed about a dozen such companies. “100% of my employees meet the criteria for mobilization, a third have already received summons,” says the owner of a Moscow security company. He is also worried because 80% of his 300 employees come to work in Moscow from the regions on a rotational basis. Last week, several dozen people were unable to go to work, because in their regions the military commissariats restricted the travel of men liable for military service outside the region and traffic police posts deployed men of military age at the borders of the regions. “They say that this restriction will be lifted, but if it goes on like this, I don’t know who will work,” he worries.
No time for fun
“There is no one to work, all our boys have left, the girls are now responsible for everything,” a Pyaterochka cashier in a residential area of Moscow answered the request of customers to call another cashier. Those who left, according to her, recently received Russian citizenship.
A financial services company is listed with a reservation. “But the reservation is only for those who have a specialized education. Lists are waiting today. Those who feel that they will not pass are the first to move [leave or quit],” says the employee. According to her, some of the men are already in Kazakhstan. Since communication with clients is impersonal, there is no question of where they will work from, but she does not know how they will be formalized.
The only bartender in the bar on Pokrovka on Saturday evening complained about the lack of staff: “I am the student, and the waitress is a girl, the other five people, including the manager, are leaving. But, perhaps, we will have to close altogether – people will not have fun. ” He nods his head at the empty hall, where instead of the usual crowd for this time, there are only two visitors.
